Job Description

A prestigious commercial real estate firm is looking to hire an Assistant Property Manager for one of their prime Class-A office properties. Responsibilities:

  • Assist Property Manager as needed in the management of properties
  • Assist with preparation of annual operating budgets for property
  • Assist with preparation of annual expense reconciliations for property
  • Assist with preparation of annual rental coupons for tenants
  • Assist with abstracting of leases and amendments
  • Assist with managing accounts receivables including; notifying tenant of receivable, preparing default letters, performing lock outs
  • Visit properties and tenants regularly to establish and maintain a positive rapport
  • Perform property inspections and completes inspection reports as required
  • Coordinate repairs/construction jobs with vendors and tenants
  • Respond to tenant requests
  • Assign work orders to building engineers and/or vendors
  • Assist with reviewing and approving payables for property
  • Prepare service contracts for execution
  • Prepare tenant bill-backs
  • Prepare and provide tenant handbooks to new tenants
  • Update access card system
  • Maintain utility spreadsheet for monthly overtime A/C and bill-backs
  • Assist with tenant move in and move outs
  • Filing and creating/maintaining forms
  • Collect and maintain current certificates of insurance for vendors and tenants

Qualifications:

  • BS degree is highly preferred and 2+ years of commercial property management experience
  • Knowledge of Microsoft Excel and industry software desired (Yardi, MRI etc.)
  • RPA or CPM in progress (preferred)
  • Real Estate license in progress (preferred)
