Property Manager – Affordable Housing

Location: Madison, Wisconsin

About the Role

Join a mission-driven team committed to providing quality, affordable housing in the Madison area. We’re seeking a proactive, resident-focused Property Manager to oversee the daily operations of a portfolio of affordable housing communities. This leadership role is hands-on: you’ll ensure properties are well-maintained, budgets are met, compliance requirements are achieved, and residents feel valued and supported.

Key Responsibilities

  • Manage all aspects of operations—maintenance, leasing, tenant relations, and vendor coordination—across multiple affordable housing properties.
  • Prepare and manage annual operating budgets, monitor expenses, and optimize revenue while keeping affordability front and center.
  • Coordinate preventive maintenance, inspections, and capital improvement projects to keep buildings in excellent condition year-round
  • Lead and mentor on-site staff, fostering a collaborative, service-oriented culture.
  • Ensure full compliance with local, state, and federal housing regulations, including HUD, LIHTC, and other affordable housing program requirements.
  • Build strong, respectful relationships with residents to enhance satisfaction, retention, and community engagement.

Qualifications

  • 3+ years of property management experience, ideally within affordable, subsidized, or mixed-income housing.
  • Working knowledge of HUD/LIHTC or other affordable housing program compliance and reporting.
  • Strong financial acumen with experience creating and managing budgets.
  • Excellent communication, leadership, and problem-solving skills.
  • Familiarity with property management software and MS Office Suite.
  • Ability to respond to after-hours emergencies and manage seasonal maintenance needs (snow removal, fall prep, etc.).
