Job Description

Windsor is seeking a self-starter and resourceful Real Estate Manager to join our dynamic and experienced team. This role is ideal for someone who thrives in a fast-paced environment and is excited by the opportunity to travel and explore new markets as part of a growing real estate portfolio. You'll play a key role in overseeing the acquisition, leasing, management, and disposition of properties, with a strong focus on strategic planning and negotiations with landlords and tenants.

In this position, you'll work closely with internal teams, brokers, and property owners to maximize portfolio value and support the company's growth and operational goals. Essential Job Functions & Responsibilities:

  • Assist in identifying and evaluating potential retail locations through demographic and competitive market research.
  • Prepare market maps, trade area analyses, and site comparison reports.
  • Support lease negotiations by preparing LOIs, tracking deal terms, and coordinating with brokers and landlords and internal partners.
  • Work with legal, finance, and construction teams to help facilitate the lease execution and store opening process.
  • Maintain accurate records of lease documents, key dates, and site data in the lease management system.
  • Help monitor and update real estate pipeline reports and internal dashboards.
  • Assist in preparing financial models, pro formas, and rent analyses for new and existing locations.
  • Track sales and performance metrics of existing stores to support decision-making.
  • Communicate with internal stakeholders to gather data, support real estate approvals, and ensure alignment on store development timelines.

Key Qualifications & Requirements:

  • Bachelor’s degree in Real Estate, Business, Finance, Urban Planning, or related field preferred, but not required.
  • 3–5 years of experience in commercial or retail real estate preferred (internship experience accepted).
  • Basic knowledge of lease terms, real estate transactions, and market analysis.
  • Proficiency in Microsoft Excel and PowerPoint; experience with GIS tools, mapping software, or lease management platforms a plus.
  • Strong organizational skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Ability to travel up to 50%.
  • Position reports directly to the SVP, Real Estate.

Work is performed in an office environment and requires the ability to operate standard office equipment and keyboards. Must have the ability to walk short distances. Sedentary work. Exerting up to 10 pounds of force occasionally and/or a small amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects. Repetitive motion. Adequate movements (motions) of the wrists, hands, and/or fingers. Team members are required to have close visual acuity to perform activities such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading.
