Job Description

We seek an experienced Commercial Real Estate Paralegal to work closely with attorneys and local government clients on a wide range of real estate transactions, property tax-related matters, and property-related litigation matters.

The successful candidate will work closely with our experienced team, while taking ownership of a wide-range of tasks involving complex real estate transactions, filings, and research, and will be entrusted with direct responsibility for client service. Candidates with significant experience may be considered for a hybrid or partially remote arrangement, subject to firm needs.

KEY RESPONSIBILITIES

Transactional Support

  • Draft and prepare closing documents and manage all stages of commercial (and occasional residential) real estate closings.
  • Coordinate due diligence activities, including ordering and reviewing title commitments, surveys, legal descriptions, and preparing title and survey objection letters.
  • Work directly with clients, buyers/sellers counsel, brokers, lenders, title companies, surveyors, and engineers.
  • Review redevelopment, easement, and annexation agreements.
  • Prepare and maintain closing checklists and binders, and facilitate post-closing matters, including the preparation and filing of exemption petitions.

Property Tax Matters and Research

  • Prepare and file property tax exemption petitions and certificates of error.
  • Work with county taxing agencies to resolve client property tax issues.
  • Conduct historical and statutory research related to Illinois property law.

Litigation Support

  • Assist attorneys in the preparation and filing of tax objection cases, demolitions, lien foreclosures, and related matters.
  • Review and prepare court pleadings for filing in state and federal courts.
  • Conduct e-filings in Cook, DuPage, Lake, and other Illinois counties.

Research & Filing

  • Record, research, and retrieve documents from local and County offices.
  • Review ALTA and other surveys, analyze and compare legal descriptions for content and accuracy.
  • Review and file plats of subdivision, consolidation, and dedication.
  • Assist local government clients with the filing and release of liens and other title documents
  • Coordinate filings with regulatory agencies such as the Illinois Labor Board, Illinois Commerce Commission, and Pollution Control Board.

Qualifications

  • Bachelor’s degree required; Paralegal Certificate or degree strongly preferred.
  • Minimum 5 years of substantive experience in real estate paralegal work preferred.
  • Proficiency with Microsoft Office Suite; experience with Westlaw and iManage DMS desirable.
